What is a commercial fitout?

What is the difference between a fitout and a renovation?
A renovation is typically a light refresh of an existing space. A fitout, on the other hand, completely transforms an empty shell or base-build tenancy into a fully-realised space. Fitouts typically include joinery, finishes, lighting and services, turning vision into reality.
What is included in a fitout?
A commercial fitout can include everything from wall and floor finishes to lighting, joinery, furniture, fixtures and signage. It also covers services such as plumbing, air-conditioning, fire, electrical and data. Unita manages every stage – including cost planning, approvals, manufacturing and aftercare – to ensure a seamless build and flawless finish.

What information do you need to prepare a proposal?
To prepare an accurate proposal, we’ll need your project brief, site information, floor plan (if available) and any design or landlord documentation. The more detail we have early on – such as budget range, timing and fitout requirements – the faster we can provide realistic costings and program advice.
Can I reuse existing furniture or joinery in a fitout?
Often, yes. If you’re interested in reusing, refurbishing or repurposing furniture and joinery, we can work with you on this. Reuse can reduce costs and environmental impact, but only when the items meet compliance, quality and functional standards. We’ll help you compare reuse versus replacement to make the right call for your project.
How long does a commercial fitout take?
Timeframes vary depending on the project’s size, complexity and approvals. Smaller hospitality or retail fitouts can take 6–10 weeks, while large workplaces or multi-site rollouts can take longer. The key to speed is early planning – when we’re involved from the start, we can overlap design, procurement and construction to keep things moving efficiently.
What questions should I ask when hiring a fitout company?
Look for experience, communication and capability. The right fitout company should give clear answers, early on. Ask:
