The transformation of Area 51 Underwood showcases how strategic asset repositioning can unlock the potential of an existing building.

Converting a former Bunnings warehouse into one of Queensland’s largest indoor family entertainment centres, the project reimagined 9,493m² of underutilised space as a vibrant destination for families and the community.

Rather than demolishing and rebuilding, the team adapted the existing structure to accommodate a diverse mix of play, recreation and hospitality experiences. Careful planning, value engineering and coordinated delivery ensured the project maximised the value of the existing asset while creating a highly engaging customer experience.

The result is a standout example of how adaptive reuse can breathe new life into existing buildings while delivering long-term commercial value.
